GOC990446-CS - Inspection and Replacement of All Sealants Around Site

Inspect all sealants around the concrete precast panels and openings in the exterior wall assembly on a cyclical basis for failure or deficiencies.  Repoint deficient masonry joints in Sussex Pavilion. Remove and replace the sealants on a 5-year cyclical basis, including the joints in the exterior façade and perimeter of all windows and doors, flashing, and around light fixtures etc. All caulking replacements should include complete removal of the old sealants, cleaning the joint and installing new material.
 
Based on recommendations from the exterior cladding compliance level III study completed February 24, 2017. The caulking on the Sussex Pavilion has reached the end of its expected lifespan and will require replacement starting in 2017. Replacement of the caulking and repointing should be completed in unison for all pavilions starting with the heritage Sussex pavilion cladding first and the poorest conditions on the Bytown and Rideau Pavilions. Maintaining the integrity of the sealed joints on the building is essential to prevent water infiltration into the building and help protect the components it’s designed to seal. When it shows signs of drying or shrinking is integral to the building envelope and will prolong the lifespan of adjoining elements. Replacing the caulking and repointing will also improve the building envelope and the overall quality of the building. This project will address the risk of water penetration through mortar or sealant deficiencies that may contribute to otherwise unseen deterioration within the wall assembly.
