Perform a detailed audit of the fire alarm system and identify any areas of immediate concerns; outline maintenance required in order to meet the 2023 service life of the building. Building Condition Report dated March 27, 2015 completed by Nadine International Inc. has indicated that the fire alarm system is eighteen (18) years old has approached the end of normal service life of seventeen (17) years. The system is described to be in working order and no major issues were reported. BGIS would like to retain the services of a qualified consultant to conduct a detailed audit of the fire alarm system upgrades as per all applicable codes and standards. The building is equipped with a two (2) stage fire alarm system manufactured by Simplex, with integrated voice communication. The main fire alarm control panel and the annunciator panel is located in the main security room in the main floor lobby of Building C by the main entrance. Node 2 of the fire alarm system is located in Building A room A214, and Node 3 is located in Building B room B329. The fire alarm system consists of manual pull stations, smoke/heat detectors, speakers, sprinkler flow switches, sprinkler supervisory switches, and duct smoke detectors for AHU's. Consultant must include a schematic as part of the report that indicates correction needed. Consultant shall also review existing preventative maintenance processes that are in place at the facility and provide maintenance recommendation, including future tests and safety considerations that the site must undertake. Consultant shall include a Class D estimate for all deficiencies as well as recommendations identified in the report.
