Scope of Work/Overview:
Provide a Base Bid Price for design (FY2023-24) and implementation (FY2024-25) of a new Workstation Replacement project located in Oshawa, 55 Athol, ON. Consulting services required to review existing as-built condition (on site) as well as existing drawings/documentation.
Consultant to prepare schematic design layout/s and concept design/s with associated cost estimates for Client’s review and approval.
Scope consists of CRA requiring the replacement of workstations with new at 1st, 3rd and 4th floors. Design to include the introduction of enhanced collaborative areas within the operational space on these floors. It is not expected that any collaborative areas will be comprised of hard walls or partitions.
The approximate but not limited to office space that will form part of the design is as follows:
1st Floor 476 m2
3rd Floor 996 m2
4th Floor 1124 m2
Total 2596 m2
NOTE: These are just approximate calculations. If precise calculations are required, the floor plans should be reviewed, site verifications conducted, and the areas re-calculated by awarded Consultant.
Consulting services required to prepare design layout/schematic, including eventual design development and construction contract documentation that will be required to accommodate any re-configuration of the space as necessary. Design to include appropriate power and data reconfigurations as necessary for the new workstations and collaboration areas. Consultant to obtain required sub-consultants (e.g., electrical, environmental) as a result.
Consulting fees to include Pre-Design/Feasibility/Schematic Design Phase; Design Development and Construction Document Phase (complete by end FY2023-24); commence Tender Bidding and Negotiation Phase (target start by April 2024 or when funding to proceed is approved); followed by Construction Contract Administration Phase (per Cost Breakdown Form and Fixed Fee Table as part of this Call-Up Instruction Package). Complete and maintain Project schedule and Risk analysis including mitigation plan. Comply with the latest and most stringent Building / Fire Code + Accessibility requirements including GC Workplace.
Consulting services also required to perform a project specific DSS (Designated Substance Survey) report for the scope of work area associated with the project. Services include sampling of scope area, analysis and submission of formal report with findings. Final report to be included in the tender package.
Consultant to allow for a total of 6 site visits throughout the project.
Construction work to be implemented in phases as required by Client. Phasing of work will be determined by CRA/BGIS and it will be the GC’s responsibility to coordinate and arrange during actual implementation stage
The successful consultant will not be required to prepare a phasing plan, however, they may be required to indicate proposed Work phasing on floorplans only (as dictated by CRA/BGIS).

Complete and maintain Project schedule and Risk analysis including mitigation plan. Comply with the latest and most stringent Building / Fire Code + Accessibility requirements including GC Workplace.
Comply with required Security clearances (PSPC Reliability clearance) for all staff including sub-Consultants assigned to this project.
