In 2016-2017, BGIS retained Concentric to undertake a feasibility study of the C.D. Howe building parking garage and loading dock area and recommend a rehabilitation program. The scope of work involved assessing structural components, mechanical system, electrical systems, fire protection systems, architectural elements, and building code compliance.
The C.D. Howe parking garage and loading dock have not been adequately maintained. The traffic topping system in the parking garage and loading dock has deteriorated/debonded extensively in several areas. The overall condition of the traffic topping system in the parking garage and loading dock was deemed to be poor. Areas of delamination of the suspended concrete slabs, columns, and walls typically aligned with areas of deteriorated traffic topping.
Recommendation was provided to replace areas of delaminated concrete which included generally accessible parking garage areas, several mechanical rooms and interstorey ramps. Mechanical, Electrical and Fire protection equipment will also be removed and replaced with new equipment in the areas affected by the concrete slab repairs as well as in locations where the equipment is in poor condition and will not meet a 25 year life expectancy beyond this rehabilitation project.
In 2020, BGIS retained a Prime Consultant to prepare a Schematic Design Report and Detailed Design Development and Construction Documents and Performance Specifications of 33%, 66%, 99% and 100% with appropriate cost estimates C, B & A.
BGIS is looking to retain a Construction Manager/Advisor to review the 66% and 99% Construction Documents provided by the Prime Consultant for constructability. This will include conducting site visits, participating in meetings, providing “redlined” markups of the 66% and 99% Construction Documents and providing a formal report for the 66% and 99% submissions.
