Scope of Work/Overview:
The Greenstone building control system by Honeywell was not completed on construction. Many of the infrastructure for HVAC and electrical were not addressed, e.g. boiler control failure points, unit heater control points, chiller failure points, AHU failures and alarms. This project includes investigation of options for an entirely different system and needs to address: devices, panel termination, software programming, all wiring and installation. CO2 sensors shall be installed and necessary programming shall be implemented in order to enable demand-controlled ventilation. Different control strategies shall also be implemented, including but not limited to: outdoor air temperature reset on hot water loop, scheduling / optimum start, condenser water reset, chilled water reset, economizer control, automatic heat wheel control. Sequences of operation should be reviewed holistically and implemented based on ASHRAE guideline 36. As a minimum, recommendations form the retro-commissioning study completed in 2018 shall be implemented and relevant insights from the Smart Buildings Initiative. Project to include intelligent controls such as Building Data Analytics and Fault Detection and Diagnostics (BDA/FDD) platform and services.
