GOC2777192-CS - Modernization of Antiquated Electrical Panels

The purpose of this project is to modernize approximately 100 120/208v electrical distribution panels and breakers throughout the Building that were identified as being antiquated and posing a risk of failure, electrocution or fire. As reported by the Stantec electrical panel study completed in April 2019, there are 46 panels that should be entirely removed and replaced, 13 panels that should be converted to a junction with a new panel installed beside and 41 that should have the existing panel components replaced with new breakers. The project will require a review of each panel and design of an appropriate replacement, keeping in mind that some panel may require custom built interiors for existing boxes where space limitations do not permit a complete replacement and it may be preferred for the manufacturer of materials to also be the installer. There will be electrical disruptions that will include common areas, tenant spaces, certain tenant critical systems as well as life safety systems support; which will require appropriate shutdown planning. Consultant to consider add few spare breakers in the new panels and include tracing scope before contractor starts to ensure the areas labeled are correct.
