Recent air flow testing by an air balancer to building AHUs indicated that the current minimum fresh air flow rates do not appear to meet the requirements of MD15000/ASHRAE 62.1 in some cases for some AHUs. 1) The Consultant shall carry out detail site investigation of the building AHUs and confirm the following data for each AHUs: a) installation date, b) design fresh air flow rates, c) which version of MD15000/ASHRAE 62.1 was used at the time of original design. 2) The Consultants investigation should include the following: a) physically confirming equipment nameplate data; b) reviewing building occupancy and spaces being served by the respective AHUs; c) contacting original equipment manufacturer; d) reviewing original as-builts and shop drawings; e) reviewing existing HVAC SOP and interviewing building O&M technical staff as well as the building controls contractor; f) other means as applicable. 3) The Consultant shall also review the AHUs (fans, belts, pulleys etc.) in detail and determine if any major renovation took place after installation and if the design parameters are different or if the units are still operating as per their original design parameters. 4) The Consultant shall obtain the services of an air balancer to complete their investigation, and measure current fresh air flow for the AHUs as needed. 5) The Consultant shall verify the results of the air balancing report and along with their investigation propose corrective action to ensure that minimum fresh airflow requirements of MD15000/ASHRAE 62.1 as per original installation or time of major renovation are met for each AHU. 6) If considered minor, the Consultant shall direct the air balancing Contractor to rectify the issues with low airflow to meet requirements of MD15000/ASHRAE 62.1. 7) The Consultant shall prepare a report detailing their findings, list all deficiencies and non-conformances in an easy to understand format and clearly state proposed corrective action (for example, adjust damper, replace actuator, duct cleaning etc). 8) The Consultant shall update all AHU fields currently found in HVAC SOP. 9) The Consultant shall update existing AHU as-builts supplied by BGIS CAD team. Updates shall be limited to editing HVAC equipment schedule data to match current condition. 10) Update the CMMS data for each AHU.
