GOC3692113-CS-PAL - RFP - Consultant - Roofing Condition Study

Scope of Work/Overview:
Consultant required to conduct a thorough investigation of all roofing systems. A competent and qualified vendor is to provide a detailed report outlining conditions of all roofing levels (i.e. Good, Fair, Poor, Emergency Repairs Required). The most recent roofing inspection previously completed dates back to 2016. As a result, a request for a new Roof Condition Study is required in order to re-assess the condition of all roofing systems for the property, and in turn re-examine multiple locations throughout the building that were observed as being in "fair" condition. This new Roof Condition Study will seek to ensure performance status for all roof sections, and to ensure the status of the roof has not deteriorated to "poor" (or worse) conditions. As part of the content for the study, the consultant is to provide an estimated current lifespan in years of each roof section (associated with their respective ratings), as well as cost estimates for potential corrective/rehabilitative measures. Coring of the roof sections is to take place in order to determine the roofing system's R-value, as well as in order to determine possible findings associated with hazardous substances. As a result, roof cuts / samples are to be completed in conjunction with an Environmental Consultant. The prime roofing consultant will retain the services of the environmental consultant under their direction. Thermal imaging to also be included in investigation and reported on accordingly.
