GOC375448-CT-CAR - Contractor Services - Granite Cladding Repairs and Sealant Replacement

2.1 Item A: General Items
.1 Mobilization and Demobilization: Provide all labour, material and equipment necessary to undertake the work of this contract. Upon project completion, remove all labour, materials and equipment, and restore the site to its original condition.
.2 Scaffolding and Access: Provide access to all exterior walls at repair locations and as required to facilitate the performance and inspection of the work described herein. This shall include all related equipment, scaffolding, safety supervision, engineering, etc. Any scaffolding must be engineered and enclosed to protect the new cladding from the elements and contain debris.
.3 Exterior Construction Barrier: Supply, install and maintain a portable chain link fence construction barrier around the exterior work area at all times, including protecting against unauthorized access.
.4 Material Storage: The Owner shall designate the material storage area for the Contractor’s use. This area must be made secure at the end of each working day.
.5 Traffic Flow: Access for regular usage of Owner vehicles shall not be blocked at any time.
.6 Shop Drawings: Where granite panels are removed and replaced:
.1 Contractor to engage an engineer to investigate existing connections and prepare engineering shop drawings illustrating the location of replacement granite panels, load bearing and tie back connections of the replacement panels and load bearing connection to support the adjacent panels. Shop drawings to be stamped by P.Eng. licenced in the Province of Ontario for design of the connections.
.2 Hired connection engineer to perform site visit/s to ensure that connections are installed as per the shop drawings.
.8 All Other Items: Costs for items which are not specifically itemized and described below but are required to complete the work in accordance with the Drawings and Specifications, and whose quantities can be pre-determined, are to be included under "All Other Items".
2.2 Item B: Repairs to Granite Panels in Low Visibility Areas
.1 All in-situ crack repairs to granite panels in low visibility areas: removal of granite panels in low visibility areas that are cracked and spalled; this will require using a colour matching epoxy mortar and re-install panels in the same locations. Repairs to granite panels to conform to Section 04 43 16 and the drawings within. Intervention should be kept to a minimum required to limit further deterioration of the assembly and/or leakage through the building envelope.
.2 Localized Crack Repairs
.1 Review the exterior of the building and identify all heavily cracked granite panels for review with the Consultant;
.2 Remove granite panels to be repaired on site;
.3 Investigate panel connections to base building structure and replace connections as needed;
.4 Install repaired granite panels; and,
.5 Replace caulking with a colour matched sealant to meet the requirements of Section 07 92 00 and drawings within.
2.3 Item C: Replacement of Granite Panels in High Visibility Areas
All work shall conform to Section 04 43 16 and the drawings within.
.1 Replace cracked and spalled granite panels in high visibility areas with granite panels that are in storage and by swapping non-deteriorated panels from the low visibility areas from locations shown in the drawing BR2.2;
.2 Localized Panel Replacement:
.1 Review the exterior façades of the building along Christina Street South and Davis Street to identify cracked and spalled granite panels;
.2 Remove cracked and spalled panels;
.3 Investigate panel connections to the base building structure and replace connections as needed;
.4 Install panels from storage (total of 3 panels available) and by swapping non-cracked panels from low visibility areas;
.5 Replace caulking with a colour matched sealant to meet the requirements of Section 07 92 00 and drawings within.
Re-setting Panels:
.1 Adjacent to front entrance, remove existing panels which are bowing out of plane. Replace anchorage, as required.
.2 Re-set the panels to be flush with adjacent panels (2 panels total).
.3 Seal full perimeter of each panel.
2.4 Item D: Localized Sealant Replacement
.1 Remove existing deteriorated sealants from around granite panels, trim and service penetrations in areas identified by the Consultant.
.2 Prepare substrates as required by the manufacturer and as outlined in Section 07 92 00.
.3 Apply new non-staining silicone sealant to joints as per Section 07 92 00 and the
manufacturer’s requirements.
PART 3 SCOPE OF WORK – OPTIONAL ITEMS
3.1 Item O1: Replace Granite Panels in Low Visibility Areas
.1 Replace large cracked and spalled granite panels in low visibility areas with new granite panels as per Section 04 43 16 and Appendix B.
3.2 Item O2: Cold Weather Protection
.1 Contractor to provide protection (i.e. heated enclosure) to the building exterior elevations to complete the scope of work in cold weather.
