Regular cyclical maintenance is scheduled on a 5-year cycle, to help the curtain wall system achieve its expected service life. Repairs will likely consist of re-caulking, repairing loose gaskets, replacing failed IGUs, etc. Carry out work in appropriate conditions, using scaffolding where required, and implement measures to ensure the safety of the building occupants and public. The primary existing exterior wall assembly on the Renfrew Collections Storage Facility consists of an aluminum curtain wall system. The curtain wall system is located around the perimeter of the building and is approximately 4 to 4.5 meters high. Each section of curtain wall includes 3 panels, spandrel panels at the top and bottom with glazed vision panels in the middle. The glazed section is fixed units in anodized aluminium frames and has a reflective privacy film. Gaskets on the inside are falling out, outside gaskets drying out causing water infiltration. The curtain wall needs to be investigated in order to propose options for its repair or refit. Leaks are occurring more often causing further deterioration of the curtain wall system. Deferral may continue to cause the curtain wall to leak further and damage the structure and interior finishes, resulting in more extensive and costly repairs. This may have an impact on the building overall aesthetic appearance should the curtain wall be allowed to deteriorate excessively. Deferral may also have an effect on asset operations and tenant's health and working environment should the curtain wall system continue to leak into the building causing mold.
