The scope of work includes but is not limited to restoration of the decks, located at 4645 York Durham Line, Pickering, Ontario, further identified as PIN 614515; and 7097 Elgin Mills Road East, Markham, Ontario, further identified as PIN 614049; as detailed below:
A) 4645 York Durham Line, Pickering, Ontario - PIN 614515
1. Provide three additional wood posts 140 x 140 x 1220 mm as shown on the relevant drawings.
2. Cut-down the southernmost post sufficiently to lower and level the deck.
3. Extend downspout at Southeast corner of house further out; 5 m away from the wall.
4. Remove and replace cracked patio slabs /stones: supply and place 8 new patio stones 600 x 750 mm.
5. Replace the popped-out nails on the decking with deck screws, ~ 20 nos.
6. Add three wood joists 241 x 38 x 1520 mm: to support /sister joist at three locations where existing joists are
partially rotten.
7. Supply and install necessary GI fasteners including screws, bolts, cleats, hangers, gussets, etc. at critical
loose joints and connections.
8. Install 3 concrete pier or helical pile foundations.
9. Ensure proper anchorage of the posts to the concrete or helical pile piers through saddle anchors; ensure
posts are centrally located over the foundations /piers; provide saddle bolts and joist cleats to secure the
connections.
10. Reinstate the grounds and patio areas to match original condition.
B) 7097 Elgin Mills Road East, Markham, Ontario -PIN 614049
1. Remove and replace 6 nos 89 x 89 x 1070 mm wood posts between deck railing and roof support.
2. Remove and replace the top rail, 3 pcs of 191 x 38 mm wood plank of lengths: 495 mm, 297 mm, and 317
mm.
3. Supply and install additional two horizontal 38 x 89 mm wood railing at intermediate spacing between the
existing ones.
4. Paint white the items 1, 2, 3 above i.e. the replaced wood railing and posts.
5. Replace southernmost two deck boards: 1 pc 38 x 38 mm and 1 pc 38 x 89 mm; lengths as shown on
relevant drawings. Paint the replaced pieces similar dark brown colour as per existing.
6. Inside the enclosure / underneath the wood deck, replace the rotten 38 x 89 mm posts ~ 3 nos, and the
horizontal base plank 38 x 140 mm constituting the framing to the siding.
7. Sister / reinforce the rotten ends of the side joist and front beam to secure reliable support on the existing 89
x 89 mm post at the south west corner of the deck.
8. Supply and install two additional steel jack-posts to support the side joist of the deck; these jack-posts shall
also act as secondary support / reinforcement to the existing wood planks of the retaining wall and siding. The Awarded Contractor must ensure compliance with required latest applicable Code, standard, safety acts, best practice, security and tender documents. Make good / Reinstate all areas affected by work. Project is planned for completion latest by mid Dec. 2018. Ensure inclusion of all cost associated with winter work.
