GOC28205459 - 1 - Residential Roof Replacements (6 locations on Transport Canada - Pickering Lands

Scope of Work

1. Dumpster: The location of the dumpster shall be discussed and arranged with the existing tenant prior to starting the roof. The tenant will require access to their driveway at all times.
2. All workers must have the appropriate safety equipment on at all times.
3. Contractors will be expected to repair any damage caused by this work.
4. Remove existing metal flashings and existing roof membrane down to the existing deck and legally dispose.
5. The removal of the existing roof system shall be coordinated with the installation of the new roof to prevent exposure to weather conditions and potential water infiltration into the home.
6. Include in price, 3 sheets of plywood sheathing and a price per ft² for any additional required sheathing.
7. Provide before pictures of any damaged sheathing.
8. Provide after pictures of any new installed sheathing.
9. Supply and install new drip edge and Ice & Water self-adhesive membrane throughout the entire perimeter and valley details (36” width of the roll up the slope).  Provide pictures of the install.
10. Install Ice and Water self-adhesive membrane under all valleys, around all chimneys and all dormers (to meet the roof end). Provide pictures of the installation.
11. Mechanically fasten new pre-finished metal drip edge throughout all eaves fastened with nails at 12” o/c.
12. Install new drip edge at all gables
13. Supply and install new Laminate Shingles throughout the roof in accordance with all building codes and manufacturer’s recommended specification.
14. Supply and install new 8” roof vents for plywood roofs.
15. Supply and install roof vents required for board roofs.
16. Supply and install slant back vents as required for all tall roofs.
17. Supply and install new metal plumbing stack seals as required.
18. Supply and install new metal flashing on all valleys and wall chimney edges as required
19. Supply and install new pre-finished aluminum seamless oversized rain gutters and down pipes using 5 inch seamless eaves troughs and 3 inch square downspouts (color to match).  No burying of downspouts.  Install above ground with a base at the bottom of the spout.  Downspout extensions to be included (color to match) to ensure minimum 2-3 feet distance from the house foundation.  
20. Perform 2 full magnetic sweeps of the work area upon completion.  (Note: For winter (November to March) roof replacements the second magnetic sweep must be performed when the snow has melted.
21. If work is being completed during winter months (November to March), snow removal from roof followed by snow removal at the foundation level will be required.  Snow should not be left around foundation especially near window wells and vent openings (snow to be removed at a minimum of 3 feet away from house). 
22. Remove and dispose of all debris generated by this scope of work at an approved waste disposal facility.
23. Upon completion of each roof, the awarded contractor will need to submit photos of all work completed (for BGIS to review) 
24. All work (including the magnetic sweeps and photos provided to the client) must be completed by November 30th, 2018
