The consultant need to review the HVAC / heating and cooling loads and condition in both spaces: the
closed security office and Health and Safety coordinator room in S1 level, the consultant will identify the
options in order to fix the present situation, and recommend the best option, a part of the problem was
previously identified as the fan SF-11:
SF-11 is a packaged air handling unit with heating and cooling coils that was installed as part of
basebuilding and is approximately 40 years old. It is located within the loading dock S1 security office
above the ceiling and it provides heating, cooling and ventilation to the security office. Fresh air to the
unit isprovided by supply fan 12 (SF-12).
SF-11 is currently connected to a standalone t-stat that is pneumatically controlled and is not connected
to the BAS. The security room it serves has since gotten larger and as such, the unit is not able to
adequately condition the space any longer. No immediate issue with the unit is noticed, however, the
unit drain pan is leaking, and the building operations staff have to often repair the leak. The leak causes
damage to the tiles as well, which have to be replaced. Occupants within the security office often
complaint about air quality as well as comfort (heating and cooling issues). Condensate from the unit
often drops on the occupant due to the leaks. Access to the unit above the ceiling is often very difficult
also and causes health and safety issues for the operations staff. As part of the project the consultant
shall also review the existing unit capacity to ensure the size is adequate as well as review options to
replace the unit. A new unit if selected shall be sized to provide conditioned air for both the closed
security office and health and safety office. All new equipment should be connected to the BAS and
should be DDC control. This project is recommended by BGIS building operations and maintenance
staff as well as the 2015 BCR.
