The Stats Canada building envelope components are in fair condition, in consideration of advancing age. It should also be noted that the granite stone that surrounds the windows and the main entrances and is predominant on the 8 end wings of the building are also considered in fair conditions. The granite is in serviceable condition, but there are random cracks in the stone pieces and some of the windowsills have spalled on the exterior surface. The condition of mortar joints vary. Some are cracked and some have been replaced with a sealant.
The sealants have failed in many areas and require replacement. The exterior wall construction is therefore considered thermally deficient and requiring comprehensive construction work.   The Building Condition Report recommended that the replacement of the sealants prior to failure is a basic good practice for building maintenance failure to do so will result in water and air infiltration.

The scope of this project is to start with a study to identify all areas of the Jeanne Mance Building where existing concrete masonry unit (CMU) walls, also known as “block walls”, do not have code compliant lateral support installed. Once identified, options for repair/upgrades will be presented for client consideration. The work will take place on interior walls only and will cover all areas of the building.
