GOC582329: As per BECI project GOC375614: Replace all exterior sealants including around window frames, around door frames, masonry control joints, and wall penetrations. Repoint damaged mortar joints. Reconfigure sheet metal caps on buttress columns to promote positive drainage where required. Install new sheet metal sill flashings under windows. Replace IGUs on north, south and west elevations with new, argon‐filled units with Low‐E coating. Install new weather stripping around loading doors on south elevation.
GOC375438: Clean out existing sealant materials and re-caulk around the window perimeters, and replace exterior flashing surrounding windows. Windows in the building are fixed, with hermetically sealed, insulating units and prefinished metal casing is used to cover the window frames on the exterior. Clean out existing sealant materials and re-seal all exterior elevations in conjunction with other exterior elements, including walls, doors, roofing, stairs, and concrete pads below the windows. Existing sealant has disintegrated and remaining tar on exterior walls should be covered up with parging cement. Repair cracked concrete slabs below windows, and re-level. There are six windows in the basement and 22 on the main floor. There are 3 entrances, the front entrance (1 door), back entrance (1 door), and the loading area (2 doors).
