This project will involve a multi-phase approach, encompassing tenant move-in and move-out phases, along with a period for selling equipment and furniture. A crucial security requirement, yet to be clearly defined, involves the security level, room functions, and their locations. The functional programming is closely tied to the security component, particularly regarding the placement of adjacent workstations, open spaces, and envelope glazing. Despite multiple layout iterations, nothing has been finalized. We're adhering to GoC workplace standards for all conference room requirements, including mechanical, electrical, acoustic, and IT/AV specifications. Finishes, particularly millwork, are still to be finalized. Additionally, window film for privacy and acoustic requirements for open spaces, including hanging acoustic panels, are being considered. All doors will be replaced with a new design, both in color and size, and will feature new hardware to enhance security and accessibility.
