Scope of Work/Overview
.1 Work of this Contract comprises removal and replacement of the existing Air Handling
Unit and associated Condensing Unit, ductwork, hydronic piping, and valving at 45
Prince Street, Sioux Lookout, Ontario. The scope of work is outlined at a high-level
below for guidance purposes and must be read in conjunction with the specifications
and Design Drawings:
.1 Prior to commencing work, review past and current Designated Substance
Surveys (Appendix A) and adhere to guidelines on how to handle, work around,
and/or mitigate hazardous substances in the work area(s).
.2 Review COVID-19 documentation prior to start of work and comply with
requirements.
.3 Upon discovery of material not identified in the Designated Substance Surveys,
do no work to disturb material. Report discovery to Departmental
Representative in writing and await further direction. Any remedial work will be
performed as an addition to the contract.
.4 Drain existing hot water from existing hydronic heating system to facilitate
demolition and renovation requirements. Remove existing make-up water
piping to extents indicated on design drawings.
.5 Evacuate existing refrigerant charge and remove existing condensing unit in its
entirety complete with associated refrigerant piping, power feed, and
disconnect switches. Retain existing sleeper pad for reuse.
.6 Remove existing fresh air cowl and louvre in its entirety to facilitate demolition
and renovation requirements.
.7 Disassemble and remove existing Air Handling unit in its entirety complete with
associated ductwork, power feed, control devices, hydronic piping, and
humidifier wand and steam piping as indicated on design drawings.
.8 Remove existing AHU hot water coil pump complete with control wiring and
power feed and retain for re-use. Remove associated piping and 3-way control
valve as indicated on design drawings.
.9 Remove existing refrigerant gas detection system, exhaust fan, and fresh air
louvre in its entirety. Remove associated components including signage,
horn/strobe, control wiring, and power feeds back to source. Upon completion
of demolition, turn over exhaust fan EF1 to departmental representative.
.10 Disconnect incoming power feeds and remove existing disconnect switches and
4Plex starter as indicated on design drawings.
.11 Provide new air handling unit AHU-1 and install within Penthouse as indicated
on design drawings. AHU-1 to be supplied in sections and assembled within
penthouse space. Move sections of AHU-1 through existing fresh air louvre opening. Provide new power feed and connect to new unit mounted VFD.
.12 Provide new variable speed AHU heating coil pump to serve new heating coil in
AHU-1 complete with new glycol heating piping, valving, and thermometers.
.13 Provide new condensing unit CU-1 and install on existing sleeper pad complete
with associated refrigerant piping as indicate on design drawings. CU-1 to be
shipped and installed without a refrigerant charge. Upon completion of
condensing unit and refrigeration piping hook-up, charge condensing system
with R410a and leak test as per the federal halocarbon regulations and the PSPC
Federal Halocarbon Phase Out Alternative Fact Sheet.
.14 Provide new glycol feeder GF-1 and low level alarm panel and install as
indicated on design drawings. Upon completion of hydronic heating
modifications, fill entire system with 35/65 propylene glycol/hot water mixture.
.15 Extend existing cold water piping and connect to existing humidifier supply
piping. Provide new hose bibb and install downstream of existing backflow
preventer as indicated on design drawings.
.16 Provide insulated panels for removed refrigerant gas detection exhaust fan and
fresh air louvre openings.
.17 Provide new atmospheric pressure sensor, differential static pressure sensor
sampling tube, and building differential pressure controller as indicated on
design drawings. Connect new devices/sensors to existing DDC system.
.18 Provide new motorized dampers for existing relief air dampers in main floor.
Remove redundant dampers as required. Provide control wiring and connect to
new building differential pressure controller and DDC system.
.19 Update existing DDC system for inclusion of new air handling unit, condensing
unit, glycol feeder, and building differential controller.
.20 During construction, keep an accurate record of all deviations between the work
shown on the Design Drawings and that which is installed. Provide as-built
drawings to reflect the actual installed configuration and submit to
departmental representative.
.21 Provide operation and maintenance manuals for all equipment. O&M manuals
shall be submitted in two formats; one (1) bound hard copy and one (1)
electronic format on pdf. Electronic format shall be collated complete with
index and section dividers in the same manner as bound hard copy. Submit
O&M manuals to the design engineer.
.22 Provide system demonstration and end user training for all equipment as per
specifications. Training duration to be four (4) hours minimum
