Description

The R.H. Coats Building, is a “Recognized” Federal Heritage Building located at 100 Tunney's Pasture Driveway, in the City of Ottawa. It is the tallest tower at the Tunney’s Pasture government campus and serves as the corporate headquarters for Statistics Canada. The R.H. Coats Building has been experiencing issues at its first-floor podium roof and the adjacent aluminum framed curtain wall.
The curtain wall system extends into the podium structure, presenting the opportunity to combine these replacements into a single project. Both of these systems are in poor condition, do not meet current energy codes, and have reached the end of their life expectancy. The windows & doors have failed air penetration and water leakage tests, they are a significant source of heat loss and draft on the ground floor. There are numerous active leaks at the podium roof, some of which have persisted on and off since 2014 despite repairs. If no action is taken the building’s performance would continue to suffer additional deterioration, likely resulting in costlier repairs in the future.
Scope of Services:

The Consultant will be required to provide the necessary Architectural and Engineering consulting services to produce schematic design development through to tender ready working drawings and specifications, and contract administration throughout the construction period to close out. The construction tender documents will to be issued through MERX by BGIS under a CCDC 2 Lump Sum contractual framework.

    Proponents are advised that there will be an Optional site visit to be held on the date and times specified within the item 1.5 above. A maximum of one representative of each Proponent, or its authorized representative, are permitted to attend the Optional site visit. Attendees will meet the BGIS Representative at the front entrance to the site. Additional site visits may be scheduled as required based on interest to limit group size.

    Proponents will be notified by Addenda of any changes to the date of the site visit.

    COVID-19 Site Specific Safety Plans and social distancing must be adhered to at all times where possible. Facial coverings must be worn by all individuals where social distancing cannot be maintained. All individuals are to follow Federal and Provincial guidelines as they relate to Covid 19 preventative measures.

    Proponents are expected to carefully examine the site, fully inform themselves of the existing conditions and limitations and include in their fee proposal all costs required to meet the terms of the Contract
