The objective of this implementation accessibility audit project is to complete all necessary for an accessible environment meeting ( but not limited) the latest National Building Code and the latest CSA B651 standard. The consultant shall, using mechanical, electrical and infrastructure engineering services when required, ensure to cover ( including but not limited) all audible, visual and tactile signages, missing and misplaced, all powers doors , handrails, stairwells, kitchenette area and counter, location and distances, color, materials and lighting, ramps, entry doors, paving, walls and ceilings, all requirements related to tactile directional or attention indicators, contrasting markings on glass walls and intercoms. The consultant shall review all existing elevators, and correct any deficiencies related including (but not limited to): missing operating devices or keypad, misplaced operating or keypad, location, clear area to use it, color and lighting contrast and signage . The consultant may use the accessibility audit made by Schoeler and Heaton Architects (GOC990359) based on CAN/CSA‐B651‐12, but the consultant shall produce and provide his own accessibility study of the building in according the latest standards, introducing all sections in clear table of contents and clearly demonstrating with illustrations (photos and plans) all deficiencies to be rectified and all different options proposed. The consultant shall study and mention all demolitions, additions, modifications necessary in the immediate surroundings and adjacent spaces to meet codes and provide accessible and safe areas and amenities. Washrooms and showers rooms upgrades are to be implemented under project (GOC3690948) and voice floor indicator system that has been implemented in project GOC372645. The Consultant shall prepare an IAR with a minimum of 3 options and Class D cost estimates. Consultant is responsible for the preparation of the FHBRO. All actions shall be consistent and harmonized with the existing design. The consultant shall coordinate this project throughout the term with all ongoing and future tenant services projects related to all section of the building and areas concerned by this project, if any.
