GOC4040512-CS - Means of Egress Deficiencies Implementation

A Means of Egress Study (GOC2555447) was performed to review compliance with building code requirements in regards to Means of Egress. This project consists of implementing the recommendations from the study to correct the deficiencies, which includes, but not limited to:
-Improving the existing separation between elevator lobbies and existing stair exit doors on South West and South East at the ground floor to ensure a one-hour fire separation;
- Fire rated doors to be reviewed and refitted with fire rating labels;
- S/I fire caulking to any open penetrations from conduit, piping, etc;
- Modify existing basement doors to reverse swing;
- Provide one‐hour fire separation between elevator lobby and existing stair exit door at North East ground floor including the removal and seal of two adjacent office doors.
The consultant shall provide a detailed implementation plan and provide a conceptual design for approval before proceeding with construction documents. Consultant to provide an IAR with a minimum of 3 options complete with Class D Cost estimates. Once approved the consultant will prepare 66%, 99% + Pre tender class a cost estimates and the IFT package. Consultant is responsible for completing all FHBRO submissions
