Scope of Work/Overview:
Study Only: This project is to assess the condition of the various building piping systems. Assess piping for domestic cold water, domestic hot water, hot water recirculation, sanitary drainage, storm drainage, standpipe piping, dry sprinkler piping, chilled water, hot water heating and vent piping. Most are original from building construction date and will require a detailed ultrasonic study and CCTV camera inspection to determine replacement needs. Available drawings and Building Condition Report will be provided to assist in determining the pipes locations and previously assessed condition. The consultant shall allow for detailed and in-depth site investigation of existing piping as well as determine the best location of pipe that will need to be investigated. The consultant shall allow for 10 ultrasonic tests for plumbing piping, hydronic piping and fire and life safety piping for each pipe on each floors including penthouse and roof level (10 tests for cold water pipe, 10 for hot water pipe, 10 for hot water recirculating pipe, 10 for vent pipes, 10 for sprinkler piping and 10 for fire/stand pipe, 10 tests for chilled water, 10 for condenser water, 10 for heating water per floor). Where exterior piping such as chilled water piping exists at roof, 10 tests shall be included along with an assessment and exterior corrosion where piping may be exposed to weather. The consultant shall pay special attention to elbows and fittings during their investigation and testing as those are more prone to damage and failure, and the consultant shall allow for testing 30% of all elbows and fittings. Piping within the building shall be assessed in the perimeter areas and core areas. CCTV camera inspection of the sanitary and storm piping shall be done on the entire length of the main pipes in the building. The CCTV camera shall follow the pipe until they exit the building. All the findings shall be provided in a detail report with pictures and identifying locations of pipe tests. Study to also provide life cycle replacement costs and identify areas where immediate repairs or replacement are required and future replacement costs and years when replacement should be planned. Exact lengths of pipe to be replaced shall be included in the report. Consultant to provide a Unit Price for ultrasonic testing as part of their fee proposal. Existing drawings may not be updated. Consultant to verify all info at site.
