The project was initiated due to the positive pressure within the labs environments. An investigation done By JLR on March 2019 to address the cross-contamination between the labs and other spaces.
This project is to prepare the implementation of the recommendation set by JLR report.  Once the base building system is properly balanced, a future project would be to convert the recirculating systems supplying the labs into 100% outdoor air, do a proper air balancing for the affected spaces (labs, offices etc..) and to revise the BAS sequence accordingly. The labs negative pressure shall be maintained by a volumetric air offset taking into consideration Fume hoods operation and to update the HVAC Standard Operating Procedures (SOP) and include drawing showing the spaces air flow pressure.  The overall intent of this study would be to investigate what measures would be required to balance the base buildings systems in order to supply and exhaust the proper amount of flow to operate the lab environments safely.  Recommendations for the base building systems along with future costing and options for the tenant spaces will also be required.  Consultant will be provided the below list of documentation and will review and use as reference when conducting field investigations, recommendation, and option analysis.  1. Bascon Technologies report dated Jan.2020 The Consultant shall review all on-site ventilation systems and associated controls, ensure they are functioning properly, ensure they have the capacity to meet the calculated ventilation, cooling and heating loads, and physically take airflow measurements (not based off of BAS or equipment nameplates) in every space in order to have a good baseline of how the systems are currently operating. Where ventilation systems are not functioning properly – including any fume hoods that do not pass the MD15128 test – the Consultant shall provide a recommendations.
