A comprehensive assessment for fire separations shall be performed of the tenant spaces of all four (4) buildings of the complex (15
Eddy, 25 Eddy, 10 Wellington and 1 Place du Portage) based on the latest National Building Code, National Fire Code of Canada
and Treasury Board Fire Protection Standard. This shall include reviewing, but not limited to, all fire separations between
occupancies and public spaces (walls, floors, etc), means of egress (location of exits, travel distance using current furniture layouts,
etc), fireproofing of all penetrations through a rated assembly, fire rated doors and frames including hardware and any access hatches present. Review of Fire Separation study submitted October 2018 shall be referenced before the study shall be conducted and any documents that are available to help with the assessment, such as existing construction plans to locate existing elements and any other pertaining documents that are available.
The report shall consist of four (4) sections:
- Section 1: Description - Describe the existing building and indicate all the different tenant occupancy requirements as per code.
- Section 2: Condition – A detailed visual assessment of each element of the building against the technical and code requirements
(including site visit logbook with names and dates).
- Section 3: Deficiencies – a summary of each element of the building that do not comply with the National Building Code and
National Fire Code (including plans with furniture layouts, pictures of the deficiencies, room and door number references and the
reference to the standard articles);
- Section 4: Recommendations & Costing – a list of each element that need to be revised to achieve compliance with the code, as
well as order of magnitude costing for every major items (e.g. fire separations, means of egress, doors/frames, etc).
