Scope of Work/Overview:
Reconfiguration of work areas, offices and open areas to GC workplace standards. Demolition of existing walls. Construct new walls (some in glass) and additional electrical if required. Possible re-location of sprinklers if required. Create new small kitchenette, renovate existing kitchenette to enlarge. Consultant to investigate the following - electrical capacity, HVAC capacity, plumbing for new kitchenette. May need adjustment to HVAC and sprinkler systems. Consultant to perform a full ceiling investigation. All site surveys to take place after hours only. Any carpet that requires to be re-instated will be replaced with carpet tile.
Consultant to carry mechanical, electrical and all applicable sub consultants.
Client will provide a developed design concept following consultations with the client.
Consultant to:
• Design office space according to the GC workplace standards. JUS will provide preliminary plan.-Furniture by others
• work closely with client on design options and finishes;
•• Prepare and present 2 concept boards and Class D cost estimates for the design concepts.
The Architectural lead must have proven experience in modern workspaces in designated heritage space. The space will be fit up according to the ABW standards. The Architectural lead will provide: 33%, 66% and 99% (complete with a pre tender Class A cost estimate) drawings for review by all stakeholders. The Architectural lead will be responsible for preparing the documents for the FHRBO administration application submission. This application will be reviewed by BGIS’s Heritage Manager prior to being submitted to FHBRO. Consultant to retain Mechanical, Electrical and any other applicable subs. Electrical sub to verify electrical components, possibly the install of a new panel (s) will be required. Consultant to investigate egress ‐the travel distance from any point within the space to be occupied to any one exit requires verification. Consultant to investigate the occupancy load.
The consultant shall preside over and report on regular construction meetings with the Contractor, subcontractors, consultants, and Sub-Consultants, where appropriate, to review the progress of the Work. Record and prepare minutes of all such meetings. Anticipated number of meetings for Design: 10 .

BGIS will allow a licensed/Registered Interior Design firm to act as a prime consultant. Such bidders MUST engage a licensed Architect to ensure any and all work that must be completed by a licensed Architect, in the province of work, is part of the bidder’s team, and this must be clearly demonstrated in the bidder’100000s submission. Failure to clearly differentiate the work that will be carried out by the Prime Consultant and their teams may result in disqualification of the bid. Additionally, BGIS will only evaluate the Prime Consultants demonstrated experience against the requirements of the project in the overall bid technical analysis. A bidder who is utilizing an Architectural sub consultant must ensure that the Architect’s credentials be included with their bid submission.
