Statement of Work/Overview:
.1 Removal of Overburden Materials: Remove and dispose from the site all
existing overburden material placed on the garage roof slab at outdoor parking
including existing trees, curbs, city sidewalks, light pole bases, sign posts,
asphalt pavement, waterproofing membrane and other existing components
placed on the garage roof deck down to the concrete surface. This work is to
include complete removal of the waterproofing membrane and sand blasting
the entire concrete surfaces.
.2 Columns Bases Concrete Repairs: Remove and dispose delaminated concrete
from the base of the existing concrete columns at isolated areas and install new
concrete as detailed in drawings S1, S2, S3, S4, and specifications. This work is to
include shoring and the application of bonding agent and anti-corrosion coating
at all exposed metal reinforcement.
.3 Concrete Top Slab Repairs: Remove and dispose delaminated areas of concrete
from the garage roof slab at isolated areas and install new cast-in-place concrete
as detailed in drawings S1, S2, S3, S4, and specifications. This work is to include
shoring, the application of bonding agent and anti-corrosion coating at all
exposed metal reinforcement.
.4 Garage Roof Through-Slab Concrete Repairs: Remove and dispose section of
concrete from the garage roof slab at isolated areas and install new cast-inplace
concrete as detailed in drawings S1, S2, S3, S4, and specifications. This
work is to include shoring, the application of bonding agent and anti-corrosion
coating at all exposed metal reinforcement. This work is also to include
disconnecting and reconnecting the existing services attached to the underside
of the garage roof slab, and any conduits may be present in the garage roof slab.
.5 Installation of New 15 M Bars: Install new 15 M epoxy-coated bars to replace
severely corroded reinforcing bars at repair areas as directed by the engineer.
.6 Concrete Soffit Repairs: Remove and dispose section of concrete from the
garage roof slab soffits at isolated areas and install new cast-in-place concrete
as detailed in drawings S1, S2, S3, S4, and specifications. This work is to include
shoring, the application of bonding agent and anti-corrosion coating at all
exposed metal reinforcement.
.7 Wood Insert Repairs: Remove and dispose of existing wood insert present in
the foundation wall at an isolated location and carry out concrete repairs.
.8 Vertical Expansion Joints Replacement: Remove and dispose of the existing
expansion joint sealant present in the foundation wall and install new expansion
joint assembly as detailed in drawings S1, S2, S3, S4, and specification.
.9 Cracks Injection Repairs: Carry out crack repairs by the injection method at the
cracks present in the foundation walls.
.10 Soffits Crack Patching Repairs: Remove and cut exiting injection ports and
sealant present along the cracks present in the soffits which have been repaired
in the past and patch wall surface with modified mortar as detailed in drawings,
S1, S2, S3, S4, and specifications.
.11 Slab-On-Grade Repairs: Remove damaged areas of concrete slab-on-grade and
install new 15 M dowels and fresh concrete.
.12 New Waterproofing Membrane: Install two reinforced layers of waterproofing
membrane, protection boards at the entire garage roof slab including the
installation of new reglets in the ramp walls and building walls as detailed in
drawings S1, S2, S3, S4, and specifications.
.13 New Landscaping: Install new 150 mm thick layer of new topsoil and
landscaping including trees and sod. This work is to include installation of 3 light
poles and bases and signposts.
.14 New Asphalt Paving: Install new 50 mm asphalt paving material at parking area
as detailed in the drawings S1, S2, S3, S4, and specifications.
.15 New Concrete Curbs and City Sidewalks: Install new concrete curbs and sections
of city sidewalks along the driveway and at the perimeters of the paved and
landscaped areas as detailed in drawings S1, S2, S3, S4, and specification.
.16 Drain Replacement: Replace two (2) existing drains (catch basins) and install
new roof drains and drainage pipe as indicated on drawings A1, A2 and
specification. This work also to include the replacement of three (3) catch
basins present in the slab-on-grade connected to existing drainage pipes.
.17 Garage Painting: Clean the garage soffits, walls, columns, and garage exit doors
and apply two coats of paint on the entire soffits, walls, columns and garage exist
doors as detailed in drawings S1, S2, S3, S4, and specifications.
.18 Driveway Ramp Slope Modification: Grind the top surface of the
garage roof slab edge to modify the slope of the driveway ramp as
detail in drawing S6.
.19 Concrete Sidewalks Curb and Gutter Replacement: Replace section of
city concrete sidewalks, curb, and gutters located in front and adjacent
to the driveway ramp.
.20 Replacement of Retaining Wall and Unit Pavers: Replace existing
retaining wall and interlocking unit pavers at the area located between
the garage foundation wall and city sidewalks by the south side of the
driveway ramp.
.21 Installation of Height Restriction and Suspended Vehicle Height Bars:
Install new height restriction including posts, foundation and
suspended vehicle height bars at the driveway ramp. (Refer to
drawing# S5)
.22 Edge slab modification and repairs at driveway ramp which includes chipping
under the reinforcing steel bars, lowering the reinforcing steel bars, if required
and making good of the concrete. (Refer to drawing# S6)
.23 Exit Signs Replacement: Replace the existing exit signs present in the
underground garage to meet current standards.
.24 Carry out the following mechanical and electrical work:
.1 Provide fire alarm pull stations and fire bells to serve the underground
parking garage.
.2 Provide C.O. Monitoring sensors for the underground parking garage.
.3 Provide security bypass for two doors located at a lower level and
ground levels.
.4 Provide a dry sprinkler system for the underground parking garage, and
electrical conduits to serve the above items.
.5 Retain the services of an electrical and mechanical consultant to review
the underground parking garage and provide stamped drawings,
inspections and sign off a letter for the items mentioned above.
.25 Inspection and Testing Allowances: Carry a cash allowance of $5,500 for
materials inspection and laboratory testing.
.26 Additional Items: All other specified items required to complete the work in its
entirety including all surface preparations, mobilization, demobilization, locating
underground services, phasing of the work, insurance, bonds, shoring, traffic
control, overhead protection, security barrier consists of 8 feet high steel fencing
with locked gate at the perimeter of the work area, sidewalks and boulevard
occupancy permits, city sidewalks replacement permit, fencing and site safety
and protection as needed and as requested by the engineer, owner
representative and/or Owner.
