Purpose of RFI:
BGIS is looking for a scalable Small Buildings Controls Platform for use in our global portfolio of over 35,000 buildings. Specifically, we are looking for a controls partner to provide a remotely connected platform to allow visibility to, analytics for, and controls over building systems.
The intent of this RFI is for BGIS to gain a thorough understanding of the current offerings in the small buildings controls market.
BGIS develops strategic partnerships with leading solutions providers within various market segments. The results of this RFI will help to identify future strategic partners in the small buildings control market.
The outcome of implementation for BGIS and our clients will be an integrated control platform that provides remote online visibility of the facility and control over the defined parameters. The solution should include a central dashboard to identify site specific information at a portfolio, building, and system level. The platform will be used by BGIS to identify operational and energy issues and provide the ability to remotely triage and where possible fix issues without the need for on-site intervention.
Within the real estate portfolio that BGIS manages exists a large distributed retail base. One of the goals of this RFI is to determine the best vendors for each of our specific clients.
BGIS defines a “Small Building” as the following:
• Building area less than 30k sq.ft,
• Minimal to no existing control systems
• Simple mechanical systems (ie. Unitary and or packaged heating and cooling systems)
• Distribution systems may include Constant Air Volume, Variable Volume and Temperature, Variable Air Volume
• No dedicated, on-site building operations team
The expected benefit of this program will include, but not be limited to the following success metrics:
• Reduction of energy usage and energy cost
• ROI of less than 5 years
• Minimize disruption to the customer / employee
• Reduction of greenhouse gases
• Improved occupant comfort (reduced hot cold complaints due to the ability to remotely monitor and affect change in the spaces prior to complaints)
• Increase life expectancy of equipment components
